Manufactured and Modular Home Appraisal Guide

Factory-built housing is not one category. Correct construction identification, ownership interest and installation evidence determine which market participants and comparable sales are relevant.

Distinguish construction types

Manufactured homes are constructed to a federal standard; modular homes follow state or local code pathways. Labels, data plates, serial records and permits can help.

Marketing language and tax classification may be inaccurate. Provide original documents rather than relying on a casual label.

Clarify land and legal interest

Owned land, leased land, community placement and personal-property title arrangements create different appraisal problems.

Provide deed, title, lease, lot rent and conversion documents. The appraiser needs direction on the interest but does not issue a legal title opinion.

Review installation and attached improvements

Foundation, anchoring, crawl access, utility connections, drainage and skirting affect property description and eligibility considerations.

Garages, porches, decks and additions should be documented with permits and dates. A visual appraisal inspection does not certify structural compliance.

Search the appropriate market

Prioritize sales with similar construction, land interest, age, size, condition and utility. Rural searches may require wider geography.

Nearby site-built sales, replacement cost or assessment are not automatic substitutes for manufactured-home market evidence.

Coordinate separate certifications

Lenders may require foundation, engineering, title or installation documents beyond the appraisal.

Collect them early. The appraiser cannot create missing labels or certify systems outside appraisal scope.
